dc.descriptionIn the past few years, social movements have become active in response to their quarters being put in jeopardy mainly by real estate developers. In this context, dwellers have organized and promoted processes to declare threatened areas as typical zones. This paper will use the León XIII Quarter in the commune of Providencia, Santiago, Chile as a study case, addressing the causes, effects and urban transformations triggered by the declaration of a typical zone in the Bellavista district from 1997 to 2016. The case shows how citizens empowered and organized different heritage protection movements, even stopping real estate projects. This however, did not manage to keep the social fabric in the areas to be preserved. The study highlights the need to have a structural and integrated view facing the impacts of typical zones in Santiago, including how to address these situational changes in time.en-US
dc.descriptionEn los últimos años se han activado movimientos sociales como respuesta a amenazas barriales, principalmente, por parte de desarrolladores inmobiliarios. En ese contexto, los pobladores se han organizado y han promovido procesos de declaratoria de zonas típicas en los sectores amenazados. En este artículo se utilizará como caso de estudio la Población León XIII en la comuna de Providencia, Santiago de Chile, abordando las causas, efectos y cambios urbanos detonados por la declaración de zona típica en el sector de Bellavista desde el año 1997 al 2016. El caso muestra cómo la ciudadanía se empoderó y promulgó distintos movimientos patrimoniales, frenando proyectos inmobiliarios. Sin embargo, esto no logró mantener el tejido social de las zonas a conservar. Se recalca la necesidad de una visión estructural e integral frente a los efectos generados por las zonas típicas en Santiago y cómo abordar estos cambios situacionales en el tiempoes-ES
