dc.description	The concept of regeneration has been progressively positioning itself as the main tool to provide solutions to the various problems that afflict the contemporary city, such as deterioration, obsolescence, urban planning or inequality. Moving from a model that exclusively addresses the physical dimension, to an integral model based on the principles of urban sustainability, the new approach has come to complicate interventions with solutions that that bet on multidimensionality. However, it has been found that in many cases the results do not seem to be as expected, currently raising certain questions that would be linking regeneration as a neoliberal production strategy for the city.From the importance of this reflection for the design of public policy, with the challenge of positioning urban regeneration as a theme of study and fundamental research in the current Chilean context, from a documentary research compared in time, in the first instance, the article inquire into the configuration of the concept at an international level. Subsequently, with the aim of building the trajectory of the notion of urban regeneration in Chile, the article identifies the main emphasis and problems that it has sought to resolve over time, analyzing the actions and management strategies implemented that have determined its application and use in the national context, deepening ultimately in the most recent proposals for urban-residential regeneration, especially in those initiatives that, with the aim of addressing urban inequality and poverty, have been implemented in vulnerable territories, opening the debate regarding of the current approach and mechanisms that the State has assumed in this matter.	en-US
dc.description	El concepto de regeneración se ha ido posicionando en forma progresiva como la principal herramienta para solucionar las diversas problemáticas que aquejan a la ciudad contemporánea, como el deterioro, la obsolescencia, el ordenamiento urbano o la desigualdad. A lo largo de los años, el concepto ha transitado desde un modelo que atiende exclusivamente la dimensión física, a un modelo integral basado en los principios de sostenibilidad urbana, donde el nuevo enfoque ha venido a complejizar las intervenciones con soluciones que apuestan por la multidimensionalidad. Sin embargo, se ha constatado que, en muchos casos, los resultados no parecen estar siendo los esperados, lo que permite ciertos cuestionamientos que han comenzado a asociar a la regeneración con una estrategia neoliberal de producción de la ciudad.Considerando la importancia de esta reflexión para el diseño de la política pública y el desafío que en sí constituye posicionar la regeneración urbana como temática de estudio e investigación fundamental en el actual contexto chileno, este artículo indaga, en primera instancia, en la configuración del concepto a nivel internacional. Posteriormente, con el objetivo de construir la trayectoria de la noción de regeneración urbana en Chile, a partir de una investigación documental y comparada en el tiempo, se identifican los principales énfasis y problemáticas a resolver, analizando las acciones y las estrategias de gestión implementadas y profundizando en las más recientes propuestas de regeneración urbano-habitacional. En particular, en aquellas iniciativas que, con el objetivo de abordar la inequidad urbana y la pobreza, se han implementado en territorios vulnerables, abriendo así el debate respecto del actual enfoque y los mecanismos que el Estado ha asumido en la materia.	es-ES
