En este trabajo se presentan los resultados de la aplicación del modelo de evaluación de proyecto habitacional con base en el valor, que apunta principalmente a ampliar y mejorar las condiciones de análisis de la vivienda bajo la perspectiva del mercado objetivo. Ese instrumento de evaluación ayuda a evitar equívocos que generan costos innecesarios en un emprendimiento inmobiliario. La aplicación del modelo capacita a la identificación y a la medición de la satisfacción de las expectativas y de las necesidades del usuario de este sector y, al mismo tiempo, genera informaciones que pueden ser utilizadas durante el proceso de proyecto habitacional. El modelo presentado parte de los atributos de la estructura física, localización y costo, tales como son percibidos por el mercado objetivo. Su operabilidad consiste en la aplicación de procedimientos padrones que organizan y procesan las informaciones, generando como resultado indicadores de desempeño y los costos innecesarios provenientes de elementos de la edificación, que no agregan valor a la vivienda. This instrument of evaluation assists the decision-maker to prevent mistakes that generate unnecessary costs in a real estate enterprise. The application of the model enables to identification and the measurement of the satisfaction, of the expectations and the necessities of the user of this sectorand, at the same time, it generates information that can be used during the process of project of housing. The presented model part of the attributes of the physical structure, localization and cost, such as are perceived by the market-target. It consists of the application of standardized procedures that organize and process the information, generating, as result, performance pointers and the unnecessary costs proceeding from elements of the construction, that they do not add value to the housing.
