The marketing of urban space which is inherent to a free market economy aiming at maximising real state profits , produces the concentration of social housing in certain sectors of the city thus freeing the rest of the urban areas from the devaluation that takes place around social housing neighbourhoods. Thus rises social housing segregation clearly present in metropolitan areas in Chile (Santiago, Valparaíso y Concepción) but it is also starting to appear in intermediate size cities like La Serena and Coquimbo, which is the case study in this paper. The aim is to reveal the characteristics of this phenomena and its negative effects not only on the inhabitants affected by segregation but also on real state market itself which is deprived of a segment of potential demand due to the housing immobility of the lower socio-economic groups.La mercantilización del espacio urbano, inherente al sistema económico de libre mercado, que busca maximizar la rentabilidad inmobiliaria, induce a la concentración de las viviendas sociales en algún sector de la ciudad, liberando al resto del área urbana del efecto desvalorizador de su entorno que generan las poblaciones sociales. Producto de esta dinámica, surge la segregación social habitacional, claramente presente en las áreas metropolitanas de Chile (Santiago, Valparaíso y Concepción), pero que también comienza a manifestarse en las ciudades intermedias del país, como es el caso de La Serena y Coquimbo, lo que es el tema del presente estudio. Se pretende revelar las características de dicho fenómeno, y sus efectos negativos, no solo sobre los habitantes afectados por la segregación, sino también sobre el propio mercado inmobiliario, que se ve privado de un segmento de su potencial demanda, producto de la inmovilidad habitacional de los estratos socioeconómicos más bajos.
