The characterization of the phases of development of the historical center of the city of Toluca, we carry out it with base in the retrospective of the cycle of life of the product and the analysis of historical, architectural, economic information and field journeys. The results show that the evolutionary process is discontinuous, and that the introduction phases and growth saturation showed in long periods time, the decline-saturation phase exhibits the loss of importance of the traditional trade, the overcrowding road and the depression of the consumption, what questions the economic and social competitiveness of the place, in front of the new uses and commercial functions that take place as a result of the more and more diverse consumption preferences.The economic reactivation is an artificial phase that seeks to prolong the life of the historical center, and it is expressed in isolated actions of urban intervention and in the askance of the forecast of the future.La caracterización de las fases de desarrollo del centro histórico de la ciudad de Toluca, la realizamos con base en la retrospectiva del ciclo de vida del producto y el análisis de información histórica, arquitectónica, económica y recorridos de campo. Los resultados muestran que el proceso evolutivo es discontinuo, y que las fases de introducción y crecimiento-saturación se manifestaron en largos períodos de tiempo, la fase de declive-saturación exhibe la pérdida de importancia del comercio tradicional, el congestionamiento vial y el abatimiento del consumo, lo que cuestiona la competitividad económica y social del lugar, frente a los nuevos usos y funciones comerciales que se producen como resultado de las preferencias de consumo cada vez más diversas.La reactivación económica es una fase artificial que pretende prolongar la vida del centro histórico, y se expresa en acciones de intervención urbana aisladas y en el soslayo de la prevención del futuro.
