¿Impacta la futura línea de metro en los precios de departamentos?. Un estudio para Ñuñoa y Santiago Chile

dc.descriptionThe research seeks to discuss the impact on the price of new apartments, estimating the effect of the distance to metro stations, from the new line 3. The study will be carried out specifically at the Parque Almagro, Matta and Irarrázaval stations, under the premise that the metro stations generated an anticipated capitalization in the price. Different analyzes are carried out, from the determination of similarity of prices according to their distance to the stations, to the generation of multivariate regressions, hedonic price. It is concluded that in the area there is a measurable impact on the price of the distance to the metro station, expressing itself with a positive factor in the hedonic regression.en-US
dc.descriptionLa investigación que se expone busca discutir el impacto en el precio de departamentos nuevos, estimando el efecto de la distancia a estaciones de metro de la nueva línea 3, en Santiago de Chile. El estudio se lleva a cabo específicamente en las estaciones Parque Almagro, Matta e Irarrázaval, bajo la premisa de que las estaciones de metro generaran una capitalización anticipada en el precio. Para ello, se realizan distintos análisis, desde la determinación de similitud de los precios según su distancia a las estaciones, hasta la generación de regresiones multivariadas, para calcular el llamado precio hedónico. Se concluye que en la zona existe un impacto medible en el precio de la distancia a la estación del metro, que se expresa con un factor positivo en la regresión hedónica.es-ES
